Who is Easy House Buyer San Antonio?
Lissette: We are a family managed fund who invests in real estate and resolves problems related to owing and selling private properties and portfolios. We focus on Real Property Development, Title Resolutions, and Rentals. The public interface of our business is the acquisitions and consulting side of the business.
Logan – Statistics:
- Our company has been operating in this form since 2010, but collectively the partners have been doing these types of deals since the 70’s.
- 2017 – 58 transactions, in the first quarter of 2018 we have completed about 30
- Collectively we own a rental portfolio, vacant land, commercial retail
What services does Easy House Buyer provide?
Logan: I have construction experience, but these days I outsource that, as I realize our value is in the transactional side of the business, curative title work, and general consulting based on navigating the default process.
Tell us the process.
Logan: When I make the first contact with a client my job is to learn, I ask plenty of questions, and from there can generally understand what services our client needs, even if they really can’t pinpoint that. Let’s say the best answer is for me to buy property, we enter into an agreement and begin the title work. Most times there is curative work there (old liens, AG, not same person, heirship) once we work through that we close. On the fast side, we can close in 2-3 days, on the slow side its taken 6 months to re-open an estate on the owner’s behalf. I have had to get up to 23 signatures before closing once. I take many of the headaches from the problem because we use cash to buy, so no loans, appraisals, inspections, nothing. I understand the assets and we make the final call internally.
How do you decide what action to take after acquiring the property?
Lissette: Since buying distressed properties (condition, financial, etc,) we have to move fast to save it, so the owner doesn’t lose it, or make major mistakes in the disposal process so that influences our speed on the front end. How we exit deals and evaluate them are what make us different.
Logan: Once we go through a rigorous evaluation of the asset we determine its destiny. First is it a rental, does it need minimal repairs, does it need a full work over so it’s a full flip, or does it eventually need to be repositioned to another investor with financing options? The main way we differentiate from others is that we the asset, take possession, and from there we determine what to do with it.
What clients do you typically work with?
Lissette: The older person who’s liquidating their real estate portfolio, so their children don’t miss manage or fight over it, or they are just flat out unable to manage it any longer. Another client is a generally good person who fell behind on their debt services, their payments. The average person doesn’t know how to smartly navigate the default process, to prevent losing their home to foreclosure. I help them through that process with my knowledge of the law, the big banks, and my financial strength.
Tell us about some of your projects.
Logan: We have purchased and flipped houses in Alamo Heights, developed vacant lots downtown and purchased a portfolio of 30 homes on the east of San Antonio from an estate. Any person or company who has interest in clearing up property problems, or inheritance, divorce, property problems in general, we are the end solution. I’m not always the first call, but we are the last call. We can fix almost any problem, that the average guy thinks is unfixable.
Lissette: Often times I help families even though it may not be in my businesses best interest, that is why we feel good about what we do.
